Commercial Roofs That Keep Your Business Running
A leaking commercial roof can mean damaged inventory, unhappy tenants, and closed rooms. Go Pro Roofing provides commercial roofing for retail buildings, offices, hotels, warehouses, and multi-unit properties, with clear scheduling and as little disruption as possible.
TPO Roofing
TPO is our go-to system for flat and low-slope roofs. It’s a single-ply membrane with a reinforced scrim and heat-welded seams, so the seams become one solid sheet instead of relying on glue. TPO reflects up to 80% of sunlight, which helps keep buildings cooler during Utah summers. We install premium TPO membranes from Owens Corning and GAF, typically in 60 to 80 mil thickness for longer life and better puncture resistance.
- Typical lifespan: 20 to 30 years with proper maintenance
- Typical installed cost: about $5 to $12 per square foot, depending on size, access, insulation, and membrane thickness
- Manufacturer warranties up to 50 years, depending on the system
Flat Roof Repair and Replacement
Seam failures, punctures, ponding water, and worn flashing at curbs and parapets cause most flat roof leaks. We repair TPO, membrane, and other flat roof systems, and when a roof is past saving, we handle full tear-off and replacement, including insulation upgrades where they make sense.
Commercial Metal Roofing
For pitched commercial roofs, metal roofing is a long-lasting, low-maintenance option. We’ve installed metal roofs on commercial properties including hotels.
Maintenance Plans
Most commercial roof failures start small. We recommend an annual inspection, ideally before winter, and offer maintenance plans that cover seam testing, debris and drain clearing, and small preventive repairs. It’s the easiest way to reach the full life of your roof and keep your warranty in good standing. Start with a commercial roof inspection, and if you have an active leak, our emergency roof repair line is open 24/7. Go Pro Roofing is based in West Valley City and works throughout Salt Lake County and Utah County.

Common Questions
Commercial & TPO Roofing FAQs
What is TPO roofing?
TPO (thermoplastic polyolefin) is a single-ply roofing membrane used on flat and low-slope roofs. It has a reinforced core, heat-welded seams, and a reflective white surface that helps keep buildings cooler.
How long does a TPO roof last?
A well-installed TPO roof typically lasts 20 to 30 years. Thicker membranes (60 to 80 mil) and regular maintenance help it reach the upper end of that range.
How much does a TPO roof cost?
TPO roofing generally costs about $5 to $12 per square foot installed, depending on roof size, access, insulation needs, and membrane thickness. We provide detailed written proposals.
Why is my flat roof leaking?
Most flat roof leaks come from failed seams, punctures, worn flashing at curbs and parapets, or ponding water that sits for days. We find the source and recommend a repair or replacement.
Do you offer commercial roof maintenance plans?
Yes. Our maintenance plans include annual inspections, seam testing, debris and drain clearing, and small preventive repairs to extend the life of your roof.
Can you work around our business hours?
Yes. We plan the schedule with you to keep noise, access, and disruption to a minimum for your employees, customers, or tenants.
Do you install TPO on residential flat roofs?
Yes. TPO works well on flat and low-slope sections of homes, such as additions, porches, and carports, as well as commercial buildings.
What warranties are available on commercial roofs?
Manufacturer-backed warranties are available up to 50 years depending on the membrane system, and every job includes our 5-year workmanship warranty. We register warranties directly with the manufacturer.
Do you repair commercial roofs you didn't install?
Yes. We repair TPO, membrane, flat, and metal commercial roofs regardless of who installed them.
How often should a commercial roof be inspected?
At least once a year, ideally in the fall before snow, and after any major storm.
